The Lowdown

Munich is a captivating city, full of intriguing contradictions that keep it fresh and interesting. It’s the capital of Bavaria, yet it retains its small-town charm and boasts a very walkable city center. It’s peppered with age-old architecture and is home to some of the world’s most advanced tech. It offers perfect peculiarities, like land-locked nudist beaches and a city-surfing hotspot (and we don’t mean of the cyber variety).
Derag Livinghotel Am Viktualienmarkt is well located for your whirl of urban exploration, with one of Munich’s historic sights right opposite the hotel – the Viktualienmarkt (food market). From the contemporary interiors of this elegant hotel, you’re within walking distance of some of the area’s oldest attractions, including the former royal palace and the ornate exterior of the Rathaus.
After a day of strolling the streets, you have the hotel’s inviting vegetarian restaurant to enjoy, or you can cook up a storm in your room’s very own kitchenette. If you haven’t worn yourself out, Derag Livinghotel Am Viktualienmarkt has a well-equipped fitness area to enjoy, with floor mats and state-of-the-art workout machines.

Business Double rooms are tastefully decorated and efficiently designed. You’ll enjoy 235-260 square feet of space, as well as a kitchenette in the room, so you can prepare yourself a light meal at your own convenience. The sleek décor and large windows give the rooms a bright and airy feel.

The hotel’s restaurant, TIAN Experience Taste, serves exquisite, contemporary vegetarian cuisine from its open show kitchen, so you can watch the skilled chefs at work. Breakfast is also served within the hotel.

The hotel boasts a wellness center and spa area that includes a modern cardio-suite, complete with upright and recumbent bikes, individual exercise equipment and floor mats.

Derag Livinghotel Am Viktualienmarkt is located just across the road from Munich’s historic Viktualienmarkt – a daily food market and square situated in the center of the city. You’ll find the Reichenbachplatz tram stop just a two-minute walk away, offering easy access to both Munich Central Station and the English Garden. The National Theater, Munich Residenz and the Rathaus building are all within walking distance of the hotel.

Great location, clean, modern, but room photo with big windows probably won't match your room.

Deluxe Queen room is probably not going to have the floor to ceiling windows like the photo on Booking.com. Disappointing and frankly misleading. Last time I stayed there they put me in the room under the stairs. Returned because of the location and this time I had a view of a wall. ? And I booked 9 months in advance. Thankfully very pleasant Laura at the front desk moved me to another room so that we didn’t feel like we were in a hole. Still no floor to ceiling windows like in the photo however. Was told only one room like that in the photo exists. Otherwise, the place is great. Modern amenities, clean and nice. Fantastic location. Walk out the front door and cross the street and you are in Viktualienmarkt. Stroll through that and you are in Marienplatz with the Rathaus. Really nice hotel and location, just don’t expect the big windows photo to match your room. At all. Not even close ...

Interior Design Fail!!!

Before everyone gets their nose out of joint as to why I'm giving this hotel a poor rating - let me clarify and explain!!!

This hotel is in a fantastic location!!! With luggage you need to take a taxi cab from the train station, approx 10Euros. I believe the U-bahn is also a possible choice. Apart from that, its a short walk to Marienplatz, the hop on hop off bus, right across the road from the Viktualienmarkt which has great coffee, a small beer garden, food and lots more to catch the eye!!! Again I stress location is superb!!!

I arrived one night earlier. I did call reservations in the am and they said they could only give me a single room for the night. I did agree knowing I would have to switch in the morning. Travel plans changes. It was fine. It is what it is. The girl on the phone was polite, friendly and accommodating.

As for the poor rating.... clarification and explanation follows.....

Upon arriving, Benedict checked me in... let's just say his horrible hair cut was having a better day than he was. He was rude, snappy, did not answer any questions politely, almost forgot to give me back my passport, did not smile and really didn't seem to want to be there and was offended when I asked his name. Overall he was not a very pleasant first person to see. I smiled while remaining calm and polite. By the end of my stay his attitude was ever so slightly more improved... He said hello and he smile when I saw or passed him. I'll give him the benefit of the doubt!!

Whoever designed this hotel fails immensely on aesthetics, flow / movement and efficiency. Small reception (huge load bearing concrete pole in the middle), stairs and uneven areas in impractical locations (two steps down from reception, door lip going up (not thinking about luggage)), narrow hallways, sharp turns and dark colours and horrible hardware. Clearly not suited for a lady with a manicure or someone of average height!!! Average height... the room door knob is less than a 3/4 of a meter high from the ground and the bathroom sink is about the same. Bending low!!! No security peep hole in the door. Scared me one evening when someone unexpected and unacknowledged knocked at my door! This was a lost guest not a hotel staff member! There is a small narrow ledge the length of the mirror in the bathroom unfortunately its at perfect "hit the back of your head height" if you are using the toilet! Seems they couldn't decide on towel colours, opted for beige but because of heavy constant washing they looked grey. The bathroom products sadly smelled like cheap watered down alcohol!!!

Room #1, 315 single room - entry and 'kitchen' very narrow. Faces the back side of the hotel street side. View of a Thai restaurant. All cabinet "knobs" (same in each room I stayed) are a small circular concave hole that makes it difficult to open and will certainly damage a fresh mani!!! Be careful!! The touch screen light/power bar (in all rooms) never worked or turned on for the desk light. Other lights were fine. Very small bed spot lights and the bedside table in all rooms sits well below the mattress (all rooms). The corresponding TV list does not match the actual channels (all rooms again).

Following morning I packed my stuff to make a change to a larger room. I left all my luggage ready to go in the room. I did this A - for convenience since I didn't know where I was moving to and B - because there is no secure storage at reception, all luggage is lined up against the mirrored walls. I left for the day. The hotel moved everything over when the other room was ready.

Room #2, 311- I walked in to an over bearing smell of very strong cologne! I promptly left and walked out. Returning to reception I asked to be moved otherwise I would end up in hospital with a allergic reaction. Perhaps a supervisor, bald man with glass wore a bowtie with his suit (didn't catch name) took it up himself to find a solution. Upon return several hours later, I was moved to room # 3 , 211. Luggage was moved too. This is where I stayed for the remainder.

211- Faces the inner building. A few cosmetic / construction issues, the first the bathroom tap was not properly secure. It swivelled any direction each time I turned it on. Second the shower was not properly draining at all. Third the shower ceiling was askew, could touch it and it would move. The sliding glass bathroom door, same horrible knobs as everywhere else squeaked. The desk/dining chair looked as if it had never been wiped clean (looked like water drop marks but unsure) and I found a hair in the shower floor towel. The King size bed is basically two twins put together.... awful seam down the middle, bit it is what it is.

The several faults aside, the hotel was overall clean and for the most part all staff members were pleasant and helpful.

The few pros.... Housekeeping always left a bottle of water at my door since I opted out of service during my stay. There was beer in the mini bar fridge available without cost!!! And fresh apples in the lobby!!!

For central Munich location purposes I would return!

Perfect location

The staff were amazing!! We were there during a major heat wave. The AC could not cool the room down. The staff brought a fan We knew that is not abnormal in Europe. The location can not be beat. Great experience! The Italian bar tender was great. Service top notch.
