How to Get There
We stayed two weeks in Coral 7 - one of the condos highest above the beach with parking right behind. Great place for families with all the amenities and great for kids.
My wife really enjoys the infinity pool on the balcony and a good glass of wine.
Owners are great to work with and we will be back.
We visited in February and enjoyed all the amenities of this development. 2 cold water pools and one heated pool near the restaurant of the infinity type just off the beach. Some units have it's own pool, and hottub. There is no public hottub however. Cleaning of our unit was arranged weekly. The restaurant on the premise is excellent but not cheap compared to the many local restaurants down the beach.
Dogs are welcome but need to be on the leach. The beach is public and just steps away. Drinking the water is not recommended. The community is gated and security is adequate.
One criticism we have though is the continuous loud noise from the nearby highway, all night long. Motor cycles, truck engine retarder brakes, police and ambulance sirens. The grounds are well kept and very quiet though.
Truly, I can’t say enough about how well organized, tended and presented this property is.
This is not a resort. It is a community development, privately owned by the home owners who live there. Some choose to rent out their spaces, but not all, so everyone maintains a certain level of respect to those who are not just on vacation.
The grounds are very well maintained, and beautifully landscaped.
Eight pools to choose from or the beach with umbrellas and chairs. Yes, the bay-bed is a bit rocky right in front, but the shore line is a 45 minute walk into the centre of Bucerías , and there are many nice, sandy spots along the way.
Very secure! Security at the main gate and the beach access as well.
Terraced on the hillside, everyone has a full ocean front view of the Bay of Banderas all the way from south of PV and around. Beautiful night and day.
From most vistas, you will get the sun rise over the mountains. Not everyone gets the sunset, some units with corner locations or rear terraces.
There are elevators for access to forth floor units and also to descend the lower tier to the beach front pools and beach front restaurant.
The restaurant provides delivery to your condo or a beautiful beach side setting for breakfast/lunch/or dinner. All very nicely prepared and presented.
There is no night life - this is not a place to go to hit the clubs or bars. Both Bucerías and La Cruz are about a 70 peso cab fare. The bus stops close to the main gate.
Often, we would walk to Bucerias in the afternoon and cab home at night. We never walked to La Cruz, which I read was harder to navigate and tide dependent.
Mid January - the pools were never crowded. Often we were the only guests at the pool, sometimes a few more.

Top notch accommodation spread over several acres. Indivually owned condos townhouses etc ,so furnishing can be quite different unit from unit. We have stayed here several times and enjoy its ambience and facilities. The only constant complaint we have is the noise. Gardening day is one to leave the premises as the equipment they use could not be noisier, blowers,trimmers.mowers all together means a crescendo that has to be experienced to believe. Also repairs, building additions and the like are done in season without regard to the neighbours or others trying to enjoy their vacation. With 8 pools one can move around to mitigate disturbance but I would have thought the HOA would control the issue better.
Punta Esmeralda is not a "Resort Vacation Property", it is a residential low density development consisting of Villas, Town Homes and Condos laid out on 20 acres of immaculately manicured gardens. It has 8 pools, Spa, tennis courts and a waterfront Beach Club restaurant that is open from breakfast to dinner every day. There is no central reservation or administration for renters, this is a private community where some of the owners rent on a direct private basis. It is predominately owner occupied and perhaps that is why it is so beautifully maintained. The location is superb, 5 minutes from the centre of Bucerias to the south, 5 minutes to La Cruz to the west, and 15 minutes to Sayulita to the north. Puerto Vallarta airport is about 25 minutes south. We stayed in a condo in one of the Towers through the friends that own it. They gave us the rules up front: Excessive boisterous activity in and around the pools is not tolerated, but you can take it down to the beach. Reserving pool side chairs by putting a towel down at sunrise is not permitted (and it is NEVER necessary). No radios or glass at the pools and a no pets for renters bylaw. This all makes sense once you are there, owners live there and the pools are in their front yard. If you are lucky enough to find an available condo/townhome/villa you will not be disappointed by the property itself. Understand that because you are renting privately through an owner the quality of the rental units will vary. We rented Parota 402, a 2 bedroom condo with a postcard view of the Bay of Banderas. It was well appointed with towels and linens and every thing a kitchen needs. The owner supplied fresh drinking water and weekly maid service. We loved it so much that we have already booked our time for next year!
