Found this hotel while visiting retired folks at the Ingleside Retirement complex, just three blocks away. A business hotel we found it very comfortable and clean. The rooms for the SPG guests included a very large, spacious room with a buffet breakfast included Monday-Friday, with Jose as the room attendant for the buffet who did a wonderful job of assuring the guests had everything they needed for the breakfast and it was a pleasure speaking with him. The front desk was very courteous at all times and helpful, we really liked this hotel!!

This hotel accepts pets without any upcharge and that's important to us. Nice little park next door for walking your pet. Price was reasonable for DC suburbs. Access to major roads and I-270 was really fast. Lots of deli's and restaurants within 2-5 blocks and on a nice day certainly within walking distance. Room was clean and good size. TV was a tad on the small size. Parking was right there and safe. The breakfast buffet was decent but it was located in the bar area and it was a little chintzy but the food was good.

The most filthy and disgusting hotel I have ever stayed. It’s a disgrace that this hotel is under Marriott brand. Carpets are filthy, and talking to another guest who informed me that his room had bed bugs.
Internet is terrible and doesn’t work... very upsetting and totally unacceptable. It is embarrassing that management cannot provide a great internet service for business travelers. Local coffee shops have better service. I was transferred several times to the managers office who never picked up any of my calls. I will be reporting my issues directly to the corporate office so they can see about the management of this property. Overall housekeeping staff and receptionist was friendly but this is unacceptable that the comfort and resources I pay for is not provided. Poor management.

The room was reasonably well appointed. Plenty of parking. Staff nice. A patron was yelling on our floor in the morning for like 20 minutes. When we reported it they comped us breakfast for the inconvenience.

What they fail to mention on their web site

My employer booked a room for me at this property a year ago. I found it to be a mediocre property. My employer booked another room for me this year and I found the property is even worse than last year.

First, some details they fail to mention on their web site. As noted on their web site, this property includes a business center. What they fail to note is use of their computers costs $6.95 per 15 minute session. If you need to print something, it will cost you $1 per page. The exception to this is boarding passes. Access to airline web sites is free (see attached screenshot from their business center computers). I travel a lot but have never seen this policy before. Even economy level motels generally have one or two computers people can use for free.

Second, as noted on their web site, they have a pool. A co-worker was recently in a motorcycle accident and has a sore knee. He thought soaking in the hot tub might help. Unfortunately, their indoor pool and hot tub are only available two days a week (not when we were there). We thought this might be a temporary policy while they did some maintenance but it is a permanent schedule.

Third, as noted on their web site, they have a breakfast buffet for $15.95. The breakfast is comparable to what you might get for free at many economy level motels so I was surprised they charge this much even taking into account generally higher prices in the DC area.

Fourth, when I stayed at this property a year ago, they had a shuttle van but they have since eliminated this. The Shady Grove Metro station is under two miles away but too far to conveniently walk to. The Metro system is very popular but it would be nice to not have to get a Uber in order to get to the station.

These things combined with general maintenance issues suggests to me management is trying hard to cut expenses to a minimum. If this was a cheap enough hotel, they could probably get away with it. Rates for this hotel vary significantly depending on when and how you book your room. If you are careful, you can get a room for as cheap as $110 but you can also spend over $200. Even at $110, I think there are better options that are available.

Lastly, there is the reception staff. My impression is they are burned out and just like the guests, wish they were someplace else. This may be because they were never a good fit for their positions from the moment they were hired or because hotel policies make it difficult for them to perform their jobs in a positive manner. I cannot say for sure why they have problems at reception but they definitely do.

Would I recommend this property to a friend? Definitely not. Look on TripAdvisor and you should have no problem finding a better alternative.
