Great condo!!

We stayed in condo G401 which was a 2 BR 3 BA Royal Oceanfront. We had 5 adults staying there (my parents and a sibling). We had plenty of space (one did sleep on a pullout couch). The condo had everything we needed to prepare meals. Location was good as everything was within a 30 min drive. The best part of the stay was the view!! Watching the sunrise in the mornings was amazing!!

This isn’t a hotel! Privately owned condo units!

For all those writing or reading negative reviews - this is not a hotel! The staff are not here to wait on you, there will be no daily room cleaning. These are privately owned condos, so each unit will be a little bit unique based on what’s provided (beach toys, toiletries, etc). We rented 3 units, all very nice but one was much more well-stocked than the others. The units are huge. I think the two-bedroom units are over 1200 square feet.
The location of the resort on Kauai is great, in my opinion. It’s very central, so the time to head both north and south is not too bad. There is a Safeway, and several good restaurants really nearby.
The ocean out front of the condos isn’t swimmable, but there are lots of beaches within a half hour driving time. If you need a swimmable beach, look elsewhere! Lydgate Beach park is just a few minutes drive away, and excellent for small kids.
The pool here is amazing, although it is COLD. That’s been our only complaint this far. My kids and I actually agree that the ocean is warmer than the pool. The depth is between 3-4 feet throughout, so most kids 6 years and older should be able to touch the bottom. There are 3 hot tubs, all with sandy bottoms, and there is one designated for families, which is a few degrees cooler. There is also a neat kids area with a sandy bottom at one end of the pool.
If accessibility is an issue, make sure when booking you don’t book in a building without an elevator. Two buildings are stairs only (B, and one other...)
There is a restaurant at the resort, and they will also deliver poolside if you order via an app (it’s posted all around the pool).
All in all, I highly recommend this property, just don’t expect hotel service!

We paid for an ocean view Presidential suite. The unit had some fancy new electric blinds recently installed, and in the master bedroom these didn't work. So, no ocean view. The Kauai Exclusive Mgmt company oversees the maintenance, and said they would have them fixed. They never did. When I asked for a price adjustment to my bill for the oversight, they never returned my call.

Family friendly, a few flaws

We just returned home after staying here for a week for a long overdue family vacation. Our flight arrived very late at night and while the main desk was not open for check in, the night security guard helped us get our temporary access code for our one-bedroom unit in the A building. It took around 20-30 minutes to track down the security guard when we arrived, so that was a bit of a challenge, as was entering our suite only to find a broken and unsafe pull out couch in the family room area (our kids slept out here). We were too exhausted to try and find the security guard again, so we decided to deal with it the following morning.

The next day, we were able to properly check in, get another door code for our room (they reprogram the code if you arrive late), and while the receptionist said it was unlinkely that they would be able to properly fix the pull out couch, she offered to have an air mattress brought to our room for our kids to use. Said air matttess never arrived, so we did our best to improvise to keep our spirits up, kids happy, and not put too much of a damper on our vacation.

The pool is great for families! My kids swam every day and we were able to enjoy the water slides and hot tubs, until one of the hot tubs either broke or management decided to do some repairs without notifying guests, but starting repairs before 7am. Coupled with early morning kitchen prep, I recommended trying to stay in buildings C-H if you’d like any chance to be able to sleep in on your vacation. While the smells of bacon helped to negate the early morning rattle of pots and pans, we were not able to sleep past 6:30/7am any morning of our stay.

Other reviewers have mentioned the crazy cleaning fees. Same goes for the crazy fees they warn you about if you don’t return your pool towels. And if you have a large family, you only get 6 pool towels. That’s it. Thankfully each until comes with a washer and dryer so you are able to launder your towels each day.

We did dine at Oasis for one meal and it was worth every penny. Delicious food, great service.

Overall, we had a nice family vacation. Would we stay here again, possibly, but would likely request a different unit further away from the kitchen.

Perfect location across from shopping centre, on main road but very little noise. We had a 2 bedroom suite which was very large with a well equipped kitchen and 2 large bedrooms, each with its own huge bathroom, both with baths and separate showers.
The pool area was lovely and we ate dinner and breakfast at the on-site restaurant - great menu and staff. Everything was very clean, both in the room and around the pool. The only ‘complaints’ were 1) the door locks were keypad controlled so you had to remember the number or write it down and 2) there were no instructions for the TVs which meant we couldn’t use them, although we tried everything. Only minor problems which didn’t spoil our enjoyment of the hotel. Would definitely choose this hotel again.
