Spread across seven fir tree–studded acres, 8,825 feet above sea level, the Khyber Resort & Spa is a five-star retreat with majestic views of the Himalayas’ Affarwat peaks. Styled like a classic mountain lodge and kitted out with local pine and slate, the interiors bring the outdoors in. The 80 guestrooms are equipped for all seasons, with crackling fireplaces for cozy winter nights and floor-to-ceiling windows to take in the summer views of the lush Pir Panjal Valley. Kashmiri woven silk carpets, carved walnut paneled ceilings and embroidered throws decorate the rooms, and most bathrooms come with huge windows overlooking the grounds. Tuck into Kashmiri cuisine at Cloves or wood-fired BBQ dishes at Nouf, or indulge in a traditional afternoon tea at Chaikash, an elegant patisserie with a terrace complete with firepits. Depending on the season, you can hit the powdery pistes via the world’s highest ski lift (the Gulmarg Gondola) or trek the stunning mountain trails and follow up with a session at the L’Occitane spa, which offers Himalayan views from every treatment room.
In the Area
There’s a dedicated Activity Concierge at the resort to direct you to the area’s best ski runs. The Gulmarg Gondola (the world’s highest ski lift) is on the doorstep to whisk you up the Kongdoori Mountain. At 13,780 feet, it’s the highest ski point in the Himalayas. Guided treks are available for walkers of all levels, from easy routes through the Khilmanmarg Valley to exhilarating journeys up snowcapped mountains to the serene Alpather Lake. Fair weather activities include hang-gliding, parasailing and jeep safaris. Or tee off on the highest golf course in the world, a 10-minute drive from the property.
How to Get There
This is the most high end property in Gulmarg. It's v luxurious. Rooms are very comfortable , spacious and well heated. The bathrooms in the rooms are excellent, the shower is simply too good! The hotel is well staffed , with great service and courteous staff. The swimming pool is very good (although the water could have been more heated). The jacuzzi in the spa was excellent although some of the jacuzzi seats weren't working properly. Definitely would recommend this property to people looking for luxury. The property seemed to be very child and family friendly . Please note that this property does NOT serve alcohol but they are very happy to let you carry your own liquor and serve it to you in their hookah lounge.
Instead of thinking of guest safety and security, the hotel is more interested to earn on cancellation. It is mere act of earning money. Hotel is expecting us to travel even when there is a curfew on the basis of the terror activity in Kashmir. If there was a direct way to reach the property, I would still be interested in travelling.This would not have been the situation if there was a other hotel like Taj Hotel. We are just made people watching news channels but for the hotel staff, it seems everything is fine. How can the hotel expect us to travel in such unsafe circumstances risking our lives?
I visited the hotel recently with my friends. Everything was great. I dont think i’ve been to a better property than this in India. There heated pool is the lime light!! Must must stay here if planning to go to gulmarg. The view, the vibe, the comfort, service everything is top class.

Evening you can spend time @ Sheesha lounge (Known as Calabash lounge)
The manager Of Calabash lounge is so good he can provide you any kind of demands in food.. As we are pure vegetarian he gave us exactly what we want even if the item is not in the menu.. This was the best of all experience..
Also a very bad service of Khyber was during check out when there was snow fall & the road to Khyber was jammed by snow, none of the car’s were able to come up to Khyber to pick us (as the resort is located 300mts of sloppy drive). Khyber did not provide any of the facilities to the customers to drop them till the end of the Resort enterance even after requesting so much as this slope was only & only made to operate the Khyber resorts. So we hired snow mobiles (which were available at hotel lobby itself) & paid 3000/- just for 300mts for 2 person.
This was the worst experience of Khyber .
Best resort in Gulmarg infact Kashmir. Their service, facilities, rooms everything is superb. We stayed for 2 nights in Luxury room. Snow was right upto our balcony so that kids were playing in balcony. Resort is centrally heated when there was -5 to -11 outside.
Indoor heated pool is the highlight of the stay. We used the pool all 3 days. Kids specially enjoyed it.
Their service staff was extremely helpful be it room, restaurant or pool.
