Man, I've been ruined for life. The Palms Cliff House is unbeatable for location, beauty, grounds, staff, artwork, comfort. Photo is from the back Lanai, where we couldn't wait to get back to every evening to sit and talk, dream, play Scrabble. Breakfasts were delicious with generous fruit servings, fresh baked goods, and wonderful main entree. Staff was also generous in adjusting breakfast for one of our group who has special dietary needs. Just didn't want to leave and hope to return frequently!

A beautiful small inn/B&B about 11 miles north of Hilo and 5 miles from Akaka Falls park with luxurious rooms set amidst lush grounds and high on a cliff overlooking the ocean.

We stayed for 3 nights in January in room 5 which was on the end on the top floor. Our very large room featured a great covered patio with a nice ocean view and was quite large and furnished in royal Hawaiian style.

- large comfortable room on the end on the upper floor
- fairly quiet and located high above the ocean with great views
- tastefully furnished b&b that was well taken care of (or course there are small things here and there if you choose to be picky)
-I liked the location and plantation style architecture
- breakfast is included and way more food than we could eat-one day was French toast, another omelet or any style eggs. Each day in addition there was muffins or pastry, fruit, coffee and juice
-very clean and tidy
-good wi-fi coverage (no AT&T cell service here)
- location was 15 minutes north of Hilo so close to restaurants but far enough away for peace and serenity

- huge shower but the extreme water saving shower head left me a bit disappointed
-small window style a/c kept the room cool enough but also was quite loud all night

We love staying at this Inn near Hilo. John is a very gracious host and he makes wonderful breakfasts. The views are extraordinary and the place is peaceful and relaxing. This was our 3rd trip to the island and we will return again.

Please be aware of their strict cancellation policy. There are NO exceptions. Death of an immediate family member necessitated a reservation cancellation on Oct 17 for an Oct 21 arrival. When I called on Oct 17, I was advised if I cancelled that day I would only lose the deposit, but if I cancelled Oct 18 or later I would incur a cancellation fee equal to the remaining balance. Even though we were returning guests and planned to stay again, no exception or allowance was made to apply the deposit to a future stay or refund the deposit. Very disappointing and we will not return. I guess keeping the deposit is more important than keeping guests.

We spent three nights here and enjoyed our time at the Palms Cliff House the staff was very friendly and each morning they made a delicious breakfast while we overlooked views of the Pacific ocean and the nearby cliffs

Our expectations for what we paid were met for the most part EXCEPT there is only air conditioning on the upper level rooms and there is no air conditioning in the bathrooms anywhere . This is an example where with just a minimal investment for central air conditioning this could be a phenomenal resort with guests paying more and being able to enjoy themselves much much more than with the current substandard air conditioner system which sounds like helicopters landing in your room (and they are in non-stop 24/7 when on - no break!!) it is impossible to hear the television unless you turn it up almost completely because the air-conditioner is so loud . If this resort had central air conditioning the owners could get more money for each room and I know we would want to return . Without proper air conditioning the place is an 80 out of 100 ...

BUT it would easily be a 120 (!!) out of 💯!! if it had good quiet central air conditioning....beautiful... just look at the pictures....
