Originally designed as a luxury family villa, this 39-room Aegean gem still retains a private club feel, down to the individually decorated rooms, champagne on arrival and interior mix of French antiques and 20th-century design classics. Located on Ornos Bay, recreation here centers around the pool, with its all-day swim-up bar (open until midnight) and adjacent terrace restaurant serving classic Mediterranean dishes. The spa offers a full range of treatments, including a hammam and massages on the hotel’s private beach. And in case you want to kick things up a notch, Kivotos Hotel is also close to Agios Ioannis Beach and party-happy Paradise Beach, so you’ll never be far from the high-octane summer action.
In the Area
If you’re looking for a scene, head to Mykonos’ most notorious beach bar, Super Paradise, where the cocktails, dancing and flirting lasts into the night all summer long. The more sedate-minded might prefer to explore the charming cobblestone streets of the old town, with its iconic windmills, ancient whitewashed churches and the main drag Matoyianni, lined with boutiques and jewelers. Peruse the baubles at Ilias Lalaounis, one-time jeweler to Jackie O, then have a quiet afternoon aperitif at the Astra, before the jetset crowd descend (Keith Richards is said to be a fan.) Back on Ornos, the mid-week “Fresh Fish Barbeque” takes place on the hotel’s private beach: local fishermen spread their nets out with the day’s catch, while waiters bring shot glasses of Mastiha or watermelon to guests poolside.
How to Get There
We like small boutique hotels it’s great service. This was charming. A big shout out to George and Mr. P too!
Our room had a small pool but the water was cool so I went to the main one. We enjoyed the lunches by the pool. We had dinner upstairs in their dining room; it had good food and great service—a smaller menu but good.
After finding out what kind of food we liked, Christina made reservations at several restaurants that were good and seemed to appreciate that we were from Kivotos and had reservations.
There was a bad windstorm while we were there and people couldn’t get in or out of Santorini. Christina was amazing, checking several times daily to help us ( and others). We dodn’t Have to change rooms because the next people were coming from Santorini and couldn’t get out. Their driver picked us up and took us back ( complimentary) as well as took us to town and restaurants several times and picked us up. Christina made certain that he took us to the ferry and went in with my husband to get new tickets when we were finally able to get out. I think 4 nights in Mykonos is enough, as lively as it was. And we were in a great place.
We love to travel, and Christina truly is one of the best 2 travel professionals we have worked with.

They were scheduled to close for the season on October 4, and are building a new hotel in Santorini.

After watching the photos from our summer holidays and recalling all the great and intense memories I decided to write a review too. I only have to say that was one of our best holidays.
It was early September and the hotel Kivotos was our best choice. The hotel is located on the bay of Ornos, and is extremely luxurious with beautiful communal areas and a private beach.
Our experience was great. We felt totally relaxed as if we were in our villa and the friendly and very gentle staff fulfilled every single of our wishes.
We definitely going back next summer.
We spent six nights at this hotel and were very disappointed with our stay.
It started off poorly with pickup from the ferry terminal, our driver was over an hour late with a lame excuse of being at the wrong terminal, there are two terminals close together, why he would sit at the wrong terminal for over an hour, knowing there’s two options of where we could be. They are very familiar with the fact there are two ferry terminals and should of known better. The ferry terminals empty out pretty quickly with most hotels standing there ready and waiting with a sign. Not kivotos, they claim he sat at the other terminal for over an hour and didn’t think to go to where we were, Evan after many calls and texts with the hotel, letting them know we were standing there waiting.
We arrived at the hotel, to many excuses but very little apology.
Our room was okay, but oddly decorated, with no sense of calm ,and in my opinion poor taste, more of a 70’s vibe, bed was comfortable. Thanks
We thought we were lucky to have a room with a private pool, except we never used it because it was so dirty, the bottom of the pool was very dirty, the railing and sides of the pool were filthy, when I wiped the rail with a cloth it came away black, which I had the management come and see how dirty it was. She was shocked and asked to take the dirty cloth with her. I was hoping to be able to enjoy the pool, but we were there for six nights and there was no follow up nor cleaning of the sides of the pool. I also asked the cleaning staff to clean it , never done.
Just gave up in the end,as no one at this hotel seemed to care.
Another issue we had was with techno pop, rap, loud music around the pool and throughout the hotel at times. We have never expiirienced such loud ,obnoxious , foul language,music at a five star boutique hotel before. Not peaceful or relaxing by the pool, like others we retreated to a very small beach.
It felt much more like a tacky three star which can be okay if you are paying three star prices, but we were definitely paying five star prices.
Breakfast was mediocre at best. The hotel was not clean in some areas.
We stayed the week before in Santorini at a hotel that was top notch in every way, absolutely lovely, same price range.
Then our next five days in London, again an absolutely lovely hotel, five star, that was almost half the price. We were traveling in Europe for over three weeks, loved all five of the hotels we stayed in, this hotel was a huge disappointment.
So, we are not that hard to please, but we do have some expectations.
This hotel seems to either delete negative reviews or puts it back onto the person doing the review , rather than listening to the feedback, another reflection on the hotels attitude.
I have traveled to many destinations and stayed in all sorts of hotels and have never written a hotel review before. I wasn’t going to bother writing about this hotel either but felt so strongly about how disappointed and frustrated we were after our stay here. We thought seriously about leaving early, but would of lost 1700.00 $ a night,and we couldn’t change our flight.
If you are truly looking for a five star experience this hotel is not that. I hope to save some readers from wasting their money, there are much better options.
From the moment we were meet at the airport by a employee of the hotel to the Porsche SUV that transported us to the hotel I knew this was going to be one incredible vacation
We were meet at the receptionists counter by a young lady that had a smile that just said welcome.
We were then escorted by the manager to get a tour of the property. It felt like we owned the place.
We had a room with more than just a view. We even had our own personal mini pool.
This place is super clean with a very attentive staff to meet all of your needs.
The food was awesome. The pool was awesome the staff was awesome and even the owners were on the property making sure we had everything.
Not sure what type of espresso they use, all we know it was the best cappuccino I ever had.
This was at least my 20th visit to MYKONOS over the past 30 years. I will NEVER stay anyplace else.
Congrats to the Kivotos team on a great job. I can't wait to see the new location is Santorini
I couldn't recommend Kivotos more for it's location and gorgeous staff - nothing was ever too much trouble - Greek Salad for breakfast followed by eggs and bread - food amazing and 5 minute walk to Ornos Beach - 2 hotel cars ready to take you anywhere and pick you up for not much more than the cost of a taxi. I highly recommend this jewel of Mykonos. We will be returning next year as soon as we can ...... thanks Kristina and staff. x
