Experience an original 1881 Victorian!

Very pretty, original, preserved Victorian from 1881. The room was very spacious with shower separate from toilet. The bathrooms were beautifully renovated with very nice fixtures. the lobby is enormous being the living space of the mansion. There is no one to take up your bags or help them to your car on your way out, so the service was very limited to only taking your credit card and ID to check-in. The room and house are worth the stay. Location is close to lots of things and considered a safe area. They say it's not haunted.
And I didn't even know they had breakfast...

I rarely write a negative review, but had I known more about this hotel, it would have helped. We're a couple in our late 40's with 4 boys ages 10-19. While our comfort zone is a nice Residence Inn (or similar), it can be a challenge getting a room (or rooms) for 6 people in a big city like SF.

With that in mind, we booked Payne Mansion. Photos were great, recent reviews were good and location seemed good. We booked one of the 2 family rooms, with its appeal of 2 bunk beds and one Queen, and included breakfast.

Many good things: Nice staff, very pleasant and polite. Beautiful old late 1800s Victorian house. Decent location, easy parking, lots of restos and stores nearby.

Not good things: There were too many dislikes from our family on this room, one that essentially cost us 600/night with parking. Parking is an extra $40 per day. The room is in the basement with no access other than a slow elevator. This area of the hotel feels claustrophobic, especially since windows are covered with iron bars on the outside. We did find an exit on the first floor. There is no bathroom in the room - you have to go across the corridor. Walls are very thin, we could hear everything from the family next door, who had loud and rambunctious young children. There is no thermostat in the room - you have to ask front desk to turn it up or high. There is a space heater, which I don't like to use because they are potentially dangerous, but we had to use ours. Breakfast is very weak: Coffee, yogurt, boiled eggs, toast/croissant. Sounds fine, but weakest breakfast I've seen. Beware if you need a blow dryer, since no plugs in bathrooms worked.

I think this place has potential, but needs better overall care and management. They have good people and a good location, but the overall experience wasn't great. Added to this disappointing stay was that we were denied a late checkout (noon instead of 11
AM!), and charged a $25 penalty for checking out at noon instead of 11AM, as we were late from our bike ride across the bridge.

So in summary, for that price I could've had 2 rooms in a decent hotel in SF. This place was way over-priced and really not great. We would not stay there again.

Nice building; terrible breakfast

The building is clean, the room was comfortable and the bathroom is very modern. However, what they call a breakfast is not worthy of the name breakfast. They serve it from 8:30-10:30, but at 9:00 all that was left was 3 slices of stale bread. The attendant never restocked the kitchen or cleaned up until after 10:30. Just a terrible last impression for an overall nice place.

I stayed at Payne Mansion hotel for over a week and I cannot wait to return!!! The location was perfect! The rooms are spacious, quiet and clean and the staff was very helpful. I felt like I was at home in this hotel. The breakfast and coffee was excellent and prepared early in the morning. There are many stores and restaurants within walking distance from the hotel. This is the only hotel I will stay at in San Francisco. Thank you

We were hungry on a Sunday morning. While walking, we noticed this hotel with a sign for its restaurant. We entered and were readily seated in what appeared to be a large living room area; we noticed other patrons in areas in the back. After ordering, we waited and waited. Then came the 'fresh' orange juice, with ice? The coffee eventually came after another request. Finally, the food arrived. I would love to say it was worth waiting for.......but, it was just OK. We didn't complain. We just know for the price, we could have done better elsewhere.
