Narragansett Bay is your watery front yard at this new Newport boutique hotel. Since its opening in April 2010, Forty 1° North has made the most of its harborfront spot with floor-to-ceiling windows, large balconies and open-air restaurants where you can dine on fresh seafood while watching boats bob in the water and the sun sink behind the horizon.

Exactly 41 degrees north of the equator, on Newport’s breezy Narragansett Bay, sits this newly year-old eco-boutique hotel. Forty 1° North caters to yachties, with an amenity-rich marina and dockside dining — but landlubbers are equally cared for.

The sleek, LEED-registered hotel introduces a contemporary zing to historic Newport. The Cape Cod–style facade is classic New England, but inside the emphasis is on cool tones and a more modern look. Interiors were carefully designed by Philadelphia-based architects DAS. Natural light streams through floor-to-ceiling windows and bounces off white marble and hardwood floors.

The 28 guestrooms and cottages are dressed in muted grays and whites, and many have gas fireplaces and large balconies that overlook the marina. There’s also a very 2010 perk: Each room is supplied with an iPad for perusing menus, the hotel directory, a daily newspaper and more.


The Grill showcases what Newport does best: waterfront views and superfresh seafood
The hotel’s two restaurants take full advantage of their waterfront real estate. Ease into the evening at the dockside Grill, which has deck seating and a menu that shows off what Newport does best: seafood. It certainly isn’t cheap, but it’s eminently fresh. The hotel’s other restaurant, Christie’s, has a retro allure, with playful murals of ’50s-era women in bathing suits, wicker swing chairs and a creative menu to match, including pan-Asian small plates like mussels with lemongrass and ginger.

Come evening, I especially liked the hotel’s vibe. Pick between cocktails in outdoor lounge areas and wine/sake tastings, or groove to DJs who spin occasionally at Christie’s on Fridays and Saturdays.

If you're looking to park your supersize yacht, you’re in luck: The marina can accommodate boats up to 250 feet. Many staffers of the marina staff have yacht experience, and the space features a range of services, including boat wash-downs and catered on-board dining.

In colder months, the town’s sun-soaked crowds disperse, and Newport is at your doorstep. The hotel is downtown, just off the main drag of Thames Street and within easy reach of sights and shops, including the city’s Gilded Age mansions and galleries.

What to do

  • See. Step back into Newport history on a tour of the city’s famous Gilded Age mansions, including the Breakers and Chateau-sur-Mer.
  • Hear. Newport has an impressive jazz legacy, and it hosts one of the country’s best-known jazz festivals every August. Groove to jazz and soul at Newport Blues Café or One Pelham East, which has a history that goes back more than 30 years.
  • Sail. You don’t need to own a boat to hit the water. Head to Newport Harbor and go on a day sail with Sail Newport, the city’s public sailing center.
  • Hop. Newport has a rich history as an artists center. Explore the city’s art galleries, which get particularly busy on Newport Gallery Night, every Thursday from 5 to 8 p.m. from February through December.
  • Sundowner. No need to stray from the hotel for some of the finest waterfront views. Dine on fresh seafood at The Grill, which overlooks the marina’s bobbing boats. Time your meal to a romantic sunset dinner.

    The room was great - the bathroom was spacious, the bed very comfortable. We liked the hotel's concern for the environment (in room ipod/ipad).

    Warm and welcoming staff, excellent service, indulgent but not over-the-top design, attention to detail (from the food to the fixtures), the truffled tater tots, the giant chess board, lovely views of the harbour, beautiful baths and showers, Terry Rand's wine tasting...

    Accommodations were top notch, the beds were unbelievably comfortable, and the staff made you feel like you were just hanging out with old friends. Trent (concierge) and Jessie (bartender) were just two employees there that went out of their way to make sure we enjoyed our stay. The place has a more modern vibe to it and is just beautiful. Forty 1 North definitely upped the anty with the finer details--personal use of an IPad, itouch with music, fireplaces, tempurpedic beds, a library with use of a pool table, etc. Would definitely stay here again!

    What I disliked

    We went during the off season, but it's definitely pricier than a lot of other places in Newport. There's also only valet parking which is an extra cost. It also would have been nice to have use of a fitness facility.

  • What I liked

    Great view overlooking Newport harbor, incredible bathroom with a shower with 4 shower heads, and perfect walking distance to everything: restaurants, shops, Cliff Walk etc.The people there were very nice and we had the entire 2nd floor to ourselves.

    What I disliked

    The refrigerator was stuffed with their outrageously priced liquor and softdrinks so there wasn't any room for my drinks.

    There is only valet parking--no option to park car on your own.

    Some of the nicest, most considerate and thoughtful staff I've ever encountered. Room was immaculate. I would go back in a heartbeat.

    What I disliked

    No one informed us that the valet service would be an additional $50. It's the word's tiniest parking lot. We would have rather just walked.
